Job Description Summary

Under the supervision of the Mechanical Plant Supervisor, the primary responsibility of this position is to maintain the hospital refrigeration and heating ventilation and air-conditioning (HVAC) systems providing a controlled climatic environment throughout the hospital complex for patients, staff, visitors and climate sensitive equipment/processes. Working from licensed technical expertise, verbal instruction, work orders, operating manuals and building drawings, performs work necessary to repair/rebuild, service/operate and adjust HVAC and refrigeration equipment. Maintains logs and reports of equipment status, repairs or Planned Maintenance (PM).

Job Description

ESSENTIAL FUNCTIONS

Essential functions are those tasks, duties and responsibilities that comprise the means of accomplishing the job's purpose and objectives. 1. Performs Mechanical Plant preventative maintenance (PM).
a. Completes all assigned HVAC PM's documenting same.


2. Performs and logs daily, established HVAC rounds, accomplishing minor mechanical plant corrective maintenance. Based on deficiencies noted during rounds and Work Order assignments, performs corrective maintenance.
a. Begins each work day promptly at 7:30 a.m. Regularly reports to the Supervisor of Mechanical Plant to receive any special assignments and work request prioritization. Begins daily assigned inspection rounds by 7:45 a.m. Rounds responsibility include all mechanical rounds, roof inspections (safe weather conditions only) and O.S.C. 780 Main Street Campus.

b. Completes daily inspection tour promptly by 9:30 a.m. and documents log entries and generates appropriate work order requests, takes appropriate corrective action as needed.


3. Has primary responsibility for accomplishing and recording Refrigeration and HVAC work order requests as assigned by the Supervisor of Mechanical Plant. Corrective type repairs to restore related equipment, to proper installation of HVAC filters, cleaning of heating and AC coils, related system seasonal alignment, proper cleaning of ice machines and filters, steam reducing stations, steam traps, cuts in and installs related piping, testing of control and alarm circuits, inspection and adjustment of pipe flow rates. Has primary responsibility for ensuring compliance to codes as they relate to proper use of refrigerants.
a. Completes all daily Work Order requests assignment. Documents same in automated Engineering Services Work Request Database.

b. Exercises good judgment in keeping the Supervisor of Mechanical Plant and Manager, Engineering Services informed of deviations from proper operating conditions or schedules.

c. All work is documented on Work Order Requests in automated Engineering Services Work Request Database.

d. All Work Order Requests are properly filled out to include all over-time/call-in activity, all proper Cost Centers/Department/Project Numbers, action taken and processed in a timely manner.

e. All Federal, State and local codes relating to the use of refrigerants are followed.


4. Performs all responsibilities/duties required by the unit.
a. Keeps a clean and orderly condition in the mechanical spaces. Ensures that supplies or waste from patient floors such as spent light bulbs and removed ceiling tiles are properly disposed of and not stored in area mechanical room.

b. Makes repairs to Mechanical Plant buildings and grounds. Working from Work Order Requests, completes all daily corrective maintenance assignments, documents all work on Work Order Forms and, if applicable, on time cards as it relates to cost centers, and updates supplies/material requests forms.


5. Performs other duties as assigned.
a. May be needed to assist in maintaining the safety and security of SSH facilities during: "CODE RED", "CODE BROWN", "CODE GREEN", "CODE BLUE" and other emergencies. Response to codes is prompt and appropriate.

b. Assists during inspections of Mechanical Plant providing guidance to contractors and inspectors.

c. Is the first response to and performs general and corrective HVAC maintenance as assigned generally consisting of: Light plumbing and snaking of drains, minor electrical problems on related HVAC equipment.

d. Remains clear of other departments' areas except in the performance of specified duties.

e. Displays the ability to follow written and verbal instructions, and is productively engaged throughout the work day.

f. Uses and properly maintains plant tools and equipment. Operational duties are performed using proper tools and equipment and records of the necessary data are made on proper forms and in log books. Uses and properly maintains plant tools and equipment.

g. Demonstrates the ability to work within set standards when adjusting and testing and balancing of duct and pipe system.

h. Must be able to keep productively engaged at all times and work with a minimal amount of supervision.

i. May be asked when performing shift coverage to assist in limited snow removal and sanding/salting of hospital grounds to maintain a safe environment and to assist outside contracted services in removal of snow.


j. Required to provide shift coverage, fulfilling the responsibilities as outlined in the General Mechanic/Shift Mechanic job descriptions.
6. Performs other duties as assigned.
a. Develops material lists for job orders and purchase requisitions and processes them through proper department procedures.

b. Assists with the loading, unloading and proper storage of supplies, typically Physical Plant trade related.

c. Has, or in a short period of time, developed a working knowledge of approved procedures for accomplishing electrical safety tests for small, trade related equipment and meggering of motors.

d. Has the ability to maintain the above equipment and to accept the maintenance responsibilities of the assigned work requests.

e. Does NOT interrelate directly with patients. All requests from and to patients for assistance are directed through area nurse staff.

f. Performs duties of the department within his/her capabilities as assigned by the Plant Supervisor and the Manager, Engineering Services. Subject to labor agreements, covers single person shifts to maintain entire hospital when assigned to do so. This may include shift coverage.


7. Must be eligible for overtime status. Is able to work reasonable extended hours to accomplish priority repairs and to fill-in for disaster, vacation or illness coverage.
a. Is usually available for O.T. support during normal extended work situations, project deadline needs and emergency conditions, such as weather emergencies.

b. Provides on-call response to trade related emergencies.


8. Working from Work Order Request forms, verbal instructions or detailed specifications, diagrams, sketches or plans, coordinates activities with other Hospital trade sections to expedite work.
a. From own knowledge of field methods, uses proper techniques and materials as required to accomplish work, complies with codes and standards applicable to the work.

b. Possesses and demonstrates knowledge, understanding and ability to work independently in determining proper work techniques used in new construction and equipment repair.

Non-essential functions are those tasks, duties and responsibilities that are not critical to the performance of the job. Following are non-essential functions of the job, along with the corresponding performance standards.

1. Other duties as required.

2. Performs all responsibilities/duties required by the unit.

3. Working as a Mechanical Plant "Team", completes assigned "Building of the Month" work order requests.

4. As a member of the Mechanical Plant "Team", ensures that assigned monthly work orders for the Mechanical Plant are completed each month.

5. Calculates materials needed and develops material lists.

6. Orders appropriately and in a timely manner, calculates quantity of material needed, and develops material lists for wall filters, chemicals, hardware and other similar supplies. Selects stock, tools, and supplies.

7. Performs other duties as assigned.

8. Ensures economic operation of HVAC, Refrigeration and AC equipment by making appropriate repairs, cycling and seasonal scheduling of equipment operation and performing appropriate PM.

9. Determines methods and procedures on new assignments and may provide guidance and leadership to "helper" nonexempt personnel, co-workers and other department personnel as well as contractors and supplies.

10. Exercises judgment with generally defined practices and policies in selecting methods and techniques to obtain solutions.

11. Must be able to comprehend a wide range of technical subjects and have the facility to communicate with co-workers and other department personnel as well as contractors and suppliers.

12. Exercises good judgment in keeping the Mechanical Plant Supervisor informed of any deviations from proper operating conditions. Provides guidance to other nonexempt positions.
